Do they carry disease?
Yes
Do they cause structural damage?
Yes, but it is unlikely to be significant. Raccoons might break through a crawlspace vent or make an opening through a portion of the roof structure.
Other damage
Raccoons can do a great deal of damage to insulation in crawlspaces and attics. Their droppings and urine have a very strong odor. Once inside, it is very likely they will tear open a heat duct. If not discovered, homeowners can see their heat bill rise dramatically.
Signs to look for
Noise especially. Most homeowners, if they have a Raccoon problem, will see the animals themselves very quickly. Also, when pet food and bird feeders that are left outside begin to be emptied at an unusually fast rate, Raccoons could be the culprit.
Where they are noticed?
Raccoons are easy to spot and can be noticed anywhere that food and shelter also can be found.
Habits
These animals tend to be more nocturnal. They are constantly in pursuit of warmth, shelter and food, which is why living in structures is ideal for Raccoons.
If Untreated...
The population and damage within a structure can grow and the cost of repairs can increase.
Tips
Bird feeders and pet food left outside are a magnet for the animals.
